Being Pre-Qualified Is Like Having a Credit Card: You get pre-qualified you get a limit from the bank on how much you can spend. I was surprised to find out how much I could afford on a mortgage. For me, I wanted to spend less on a house so I could afford other things like home improvements, going out and having additional money for savings.
Paperwork was a PAIN: I was so surprised on the amount of paperwork the bank asked for... T-4s, notice of assessments for 3 years, pay stubs, letter of employment, copies of my bank statements, agreement of purchase and sale, listing feature sheets, amendments, notice of fulfillments, waivers....
